Commercial exterior siding work with boom lift
Developers & Investors

Volume exteriors, priced per unit.

Contractors, developers, architects, investors, property portfolios, and general contractors across Kansas, Missouri, and Oklahoma.

The risk is not craftsmanship. It is sequencing.

On volume work, the thing that breaks a schedule is rarely the quality of the install. It is material lead time, and whether the crew that started building three is still there for building nine.

We run a subcontractor network across three states and hold trade accounts plus factory-direct window and door supply. That is what lets a phased schedule survive a long run of units, and it is why the window package is usually where we save you the most money.

How volume work is priced

Ways we work together

Four arrangements.

Home builders

Exterior packages on spec and custom builds, priced off your plan set and window schedule. Supply only or supply and install.

Developers

Multi-unit exterior scopes across subdivisions, infill, and multi-family, phased to your construction schedule.

Investors & property portfolios

Phased roof replacement, envelope repair, and unit turns priced as repeatable line items you can budget against.

General contractors

Subcontracted exterior scopes where you need one licensed trade partner covering all three states.

Getting started

Three steps.

STEP 1

Share the scope

Plan set, window schedule, unit count and types, or a property list. Enough to price against.

STEP 2

Get it broken out

Per unit and in total, line by line, with clarifications stated rather than buried in fine print.

STEP 3

Phase and execute

Sequenced delivery under your contract and your reporting, with one point of contact for the whole run.

Questions we get

What is the largest run you can take?
It depends on the scope and the schedule. Tell us the unit count and your target dates and we will give you a straight answer about what we can commit to rather than a number we would have to walk back.
What are your insurance limits?
We carry general liability, workers compensation, and commercial auto in all three states. Certificates of insurance with our current limits are issued on request, and we can name additional insureds per your contract.
Can you work under our standard subcontract?
Yes, subject to review.
Do you self-perform or subcontract?
We manage a subcontractor network and hold the contract, the schedule, and the responsibility for the result.
Are you bondable?
Bonding capacity is available on qualifying projects. Ask and we will give you specifics.
How fast can you respond after a storm event?
Call us and we will tell you honestly where we are. Hail season gets busy for every contractor in this market, and we would rather give you a real date than a fast one we cannot hold.
Can we buy windows and doors without installation?
Yes. Supply-only is available. See the supply division page for how that works.
